Start from the U.S. Here’s how it works.

Most steps happen from home. For the final registration, you come to Muscat or sign a power of attorney — we’ll tell you upfront which suits your purchase.

Our service is free for buyers. The developer pays our fee, and your price is the same as buying direct.

Talk to an advisor →
Can Americans buy property in Oman?

Yes, in designated areas. In integrated tourism complexes (ITCs) such as Al Mouj, Muscat Bay, Yiti (AIDA) and Hawana Salalah, foreign buyers can own freehold property registered in their name. Outside designated areas, foreigners generally can’t own property — every home we offer to U.S. buyers is in an area where they can.

Is it safe to travel to Oman right now?

The U.S. State Department currently rates Oman Level 3: Reconsider Travel. Please read the Oman travel advisory on travel.state.gov before you plan a trip. You can start with video calls and live video tours, and decide about a visit later.

Can I buy without traveling to Oman?

Mostly, yes. Calls, video tours, reservation, the sale agreement and payments can be handled from the U.S. Final title registration needs either a visit to Muscat or a power of attorney, notarized and apostilled in the U.S. and translated into Arabic. We’ll agree the wording with the developer and the registry in advance and explain which option fits your purchase.

What will I pay on top of the price?

An estimated registration fee of 3% of the price plus government document fees, optional legal fees if you hire your own lawyer, power of attorney costs if you buy remotely, and yearly community or service fees set by each project. Whitewill charges buyers nothing on developer sales — the developer pays our fee.

How do I pay from the U.S., and who holds the money?

You pay the developer directly by international wire, following the developer’s payment plan. We never handle your money. For off-plan projects, Oman’s escrow law requires buyers’ payments to go into a project escrow account.

Do I get residency if I buy?

Owners of qualifying property in an ITC may apply for a renewable two-year residence visa; eligible family members apply separately. Long-term residency starts with an investment of OMR 200,000 (about $520,000) in a completed home in an ITC. An off-plan purchase may become eligible after completion and title issuance, subject to the program’s requirements. Approval is up to the Omani authorities — we’ll check your case.

Can I rent the home out when I’m not using it?

Personal use and rental options depend on the unit and the project’s terms. At Al Mouj, Savills is the community’s partner for leasing and property management; branded residences have their own arrangements. We’ll share the terms for the homes you’re considering — we don’t promise rental returns.

Can I get a mortgage?

Developer payment plans spread payments over the construction period. Ask us about financing options for your situation.

Who will I be talking to?

A property advisor from our licensed office in Muscat, by video call at a time that works for you.

Start with a 30-minute call.

No pressure, no obligation — just straight answers about owning a home in Oman.
