Why Oman
The Omani rial's exchange rate has been fixed at US$2.6008 per rial since 1986.
In Oman's integrated tourism complexes (ITCs), foreign buyers can own property outright, with title registered in their name.
Muscat's average daily high in January is about 76°F. Beaches, marinas and mountains are part of everyday life.
Property owners may qualify for an Omani residence permit, and larger investments in completed homes can qualify for long-term residency.
Life on the coast
Tee time in the morning, the beach in the afternoon, dinner at the marina. Mountains and wadis are an easy day trip.
How it works
Most of the process can happen from home. For the final registration, you either come to Muscat or sign a power of attorney — we'll tell you upfront which suits your purchase.
A 30-minute video call about your budget, timeline and how you'll use the home.
Walk through the home, the showroom or the site with us on a live video call.
You get the reservation terms in writing before you pay. The sale agreement is with the developer and, depending on the developer, can often be signed electronically.
By international wire, following the developer's payment plan. Oman's escrow law requires payments for off-plan projects to go into a project escrow account.
Ownership is registered in your name with the Ministry of Housing and Urban Planning, and you receive a title deed. If you can't travel, someone can sign for you under a power of attorney notarized and apostilled in the U.S. (Oman is a party to the Apostille Convention) and translated into Arabic. We'll agree the exact wording with the developer and the registry before you sign it.

After you buy
The communities on this page have management on site. Personal use and rental options depend on the unit and the project's terms — we'll show you the documents before you reserve.
Savills is Al Mouj's partner for leasing and property management, with an office inside the community at Al Mouj Walk.
At branded resorts such as St. Regis and Nickelodeon, the hotel side is run under the brand. How private residences are managed and rented is set in each project's documents — we'll walk you through them.
The resort community has an on-site concierge service for owners' day-to-day needs.

FAQ
Yes, in designated areas. In integrated tourism complexes (ITCs) such as Al Mouj, Muscat Bay, Yiti (AIDA) and Hawana Salalah, foreign buyers can own freehold property registered in their name. Outside designated areas, foreigners generally can't own property — every home we offer to U.S. buyers is in an area where they can.
The U.S. State Department currently rates Oman Level 3: Reconsider Travel. Please read the Oman travel advisory on travel.state.gov before you plan a trip. You can start with video calls and live video tours, and decide about a visit later.
Mostly, yes. Calls, video tours, reservation, the sale agreement and payments can be handled from the U.S. Final title registration needs either a visit to Muscat or a power of attorney, notarized and apostilled in the U.S. and translated into Arabic. We'll agree the wording with the developer and the registry in advance and explain which option fits your purchase.
An estimated registration fee of 3% of the price plus government document fees, optional legal fees if you hire your own lawyer, power of attorney costs if you buy remotely, and yearly community or service fees set by each project. Whitewill charges buyers nothing on developer sales — the developer pays our fee.
You pay the developer directly by international wire, following the developer's payment plan. We never handle your money. For off-plan projects, Oman's escrow law requires buyers' payments to go into a project escrow account.
Property owners may qualify for an Omani residence permit, and family members may be included. Long-term residency starts with an investment of OMR 200,000 (about $520,000) in a completed home in an ITC. An off-plan purchase may become eligible after completion and title issuance, subject to the program's requirements. Approval is up to the Omani authorities — we'll check your case.
Personal use and rental options depend on the unit and the project's terms. At Al Mouj, Savills is the community's partner for leasing and property management; branded residences have their own arrangements. We'll share the terms for the homes you're considering — we don't promise rental returns.
Developer payment plans spread payments over the construction period. Ask us about financing options for your situation.
